I'm Paul Bensley. I build these projects for myself.

For over 20 years I worked as a civil engineer and project manager on major infrastructure in Australia and overseas in Dubai — large, complex builds where doing what you say, on time and on budget, is non-negotiable.

I bring that same discipline to property full-time: I find the site, structure the deal, arrange the bank finance and run the build myself. My own money goes into every project — I only win when you win.

What you're probably wondering

How is my money actually secured?
Every placement is documented under a formal, solicitor-prepared loan agreement that sets out the amount, the term, the return and exactly how and when you're repaid — all in writing, before any money moves. The specific security arrangements are set per project and agreed with you up front; I'll walk you through precisely what's proposed for this one on our call. Nothing rests on a handshake, and you take your own independent legal advice before signing anything.
What happens if the build is delayed?
The build is a fixed-price contract with a professional volume builder, with contingency allowed on top — that's what contains both cost and time risk. Your payments are set out in the loan agreement, and the term already includes room to move, with the option to stay in place up to 24 months.
What if the property market falls?
The completed value was confirmed by a full bank valuation before construction started, and the property is held for rental income — nine rooms of it — rather than depending on a sale. Repayment comes from refinancing the completed, tenanted asset, not from selling into whatever the market is doing that month.
When do I get paid, and how?
Quarterly, in arrears, by direct transfer to your account — on the schedule written into the loan agreement. On the $200,000 example, that's $7,500 each quarter.
How do I get my money back — and can I get it out early?
Your capital is repaid at completion of the loan term, normally by refinancing against the finished building rather than a sale. The term is negotiable — minimum 12 months, and it can run to 24 or longer if you prefer. Because I hold these projects for rental income, the building services your interest from its own cashflow, so I'm never forced to sell to pay you out. If you need out early I can't guarantee it, but there are usually options — a refinance, or another partner taking your position. Worth raising on the call so we can set the term around you.
